Why your buyer's mortgage usually fails

When your buyer's lender instructs a survey, the surveyor will see spray foam and flag it. The lender then either refuses to proceed or offers reduced loan-to-value (LTV) — meaning your buyer needs a much larger deposit, often more than they have. The deal collapses or your buyer walks.
